Design and Access statements - Do you need our help?
In May 2006 the Government introduced changes to the planning applications process that amongst other things requires from the 10th August 2006 most planning applications to be submitted with a supporting design and access statement. Design and Access statements are supporting documents that should show that the applicant has given careful consideration to the design of a proposed development and how everyone, including disabled people, young people, old people and vulnerable users will be able to use the places that are being proposed for construction.

The Design and Access statements must show that careful consideration has been given to, amongst other things, the layout of the development, choice of materials, accessibility, the scale and what the appearance of the development will look like.

In summary the statements: -

Accompany a planning application but are not part of it
Are needed with most types of application, but not householder applications.
Need to explain and justify what is being applied for
Can be linked to planning decisions by conditions if developers are to be required to follow them.
