We have developed a pre purchase site feasibility report in checklist format which together with relevant appraisal drawings and available 3rd party information provides a comprehensive list of questions and answers which identifies the pertinent planning and technical issues of a site in order to attain the abnormal costs associated with the challenges that come with the land on offer today.
We will liaise directly with the authors of reports and drawings available, local authorities, water authorities, environment agency etc to combine all the reports into one easy to read document picking out the pertinent points that require costs to be associated with them.
This is presented to assist commercial departments in completing the relevant pre purchase costing exercise for each site.
The categories covered are:-
- Planning i.e. history of planning, section 106 contributions, policy considerations, affordable housing requirements etc.
- Geology and site History
- Mining and Quarrying
- Ground and Surface Water
- Geotechnical
- Foundation proposals, including ground floor slab construction
- Hazardous Gasses
- Contamination and remediation proposals
- Reclamation requirements i.e. asbestos removal
- Drainage, foul and surface Water
- Land Drainage and flooding issues
- Highways i.e. identification of off site improvement works/upgrades, proposed road construction.
- Ecology issues i.e. protected Fauna and Flora and mitigation measures
- Utilities i.e. disconnection charges, diversions, capacity enquiries.
- Reports are finished with recommendations of any further reports that are anticipated and the potential costs that would be associated with these along with recommendations over what points the land bid should be conditional upon.
Usually the service is offered when a full information pack of reports are available, however any reports, surveys and negotiations that are required in addition to the information available can be provided by Morgan Tucker through our other departments and network of contacts. A typical site appraisal report can be turned around in 3-5 days however if additional reports and protracted negotiations are required then timescales will increase accordingly.
